Tenant Selection
All prospective tenants are thoroughly screened and checked against the “Tenant Reference Australia” national database for troublesome tenants.
Condition Reports
At the commencement of each tenancy a detailed condition report for the property is completed.
The report is signed by the tenant and remains on file as a reference to ensure that the property is left in “like” condition at the expiration of the tenancy. The cost to repair any damage is then retained from the bond.
Property Inspections
Every property is inspected 3 months after a new tenant moves in and then 6 to 8 monthly thereafter. A written condition report is forwarded to each owner after every inspection, reporting any work we feel may be necessary immediately or in the future.
Rents Collected
Tenants remit their rent in advance. Firm collection policies and swift action in the case of arrears are in place to avoid difficult and costly situations.
